An EICR (Electrical Installation Condition Report) is a formal inspection of the fixed wiring in a property. It's carried out by a qualified electrician and produces a written report showing the condition of the installation against the current wiring regulations.
What the report tells you
- Any damage, wear or deterioration to cables and accessories.
- Circuits that don't meet current safety standards.
- Overloaded circuits or missing earthing/bonding.
- Any conditions that could give rise to shock or fire risk.
When you need one
Landlords in England are legally required to hold a valid EICR (renewed at least every five years). Homeowners aren't legally obliged to have one, but most electricians recommend an inspection every 10 years for owner-occupied homes, or at change of occupancy.
