EICR testing frequency depends on the type of property and how it's used. The current guidance in BS 7671 and industry best practice is as follows.
Rented homes
Private landlords in England must have a valid EICR at least every 5 years, and before any new tenancy. The report has to be shared with tenants and provided to the local authority on request.
Owner-occupied homes
Not a legal requirement, but recommended every 10 years or at change of ownership. Older properties with rubber or fabric-insulated cabling should be tested sooner.
Commercial and industrial
Typically every 5 years, but high-use environments (public buildings, industrial premises) may need testing every 3 years.
